2761-2763 Tulane is one of the very rare residences to survive the Miracle Mile, a failed 1950s urban renewal initiative that played a major role in creating the blighted landscape of present-day Tulane Avenue. The surviving double residence at 2761-2763 Tulane was built before 1909 and is typical of the homes that once lined Tulane.
2765-67 Tulane is a two-story building that was originally a combined commercial/residential structure. A building was on this site in 1895 but extensive modification makes it is unclear if the current building could contain elements of a heavily-altered and raised 19th century structure.
The block in which these adjacent structures are located is an exception to the general rule that MidCity developent above Broad is post-1900. First District Square 603 was substantially developed before 1880.
